IDEAL Capital Holdings, LLC (The IDEAL Cos.) is aggressively seeking to acquire core, core plus and value-added apartment communities in key metropolitan areas.  If you feel you have a property we should evaluate please review the acquisition criteria below. 

In general, we look for opportunities to increase value through capital improvement, lease-up, and repositioning of well-located management-intensive assets.  Value-added potential preferred in supply constrained and/or recovering markets. 

Primary Target Markets:                 We seek affordable, middle-market, market-rate multifamily, student housing, and multi-tenant medical office projects in major metropolitan areas and growing markets nationwide.  Well-located properties that are under-managed or present a value-add enhancement opportunity through interior and/or exterior renovation.

Acquisitions Criteria:              To complete a preliminary pricing analysis, The IDEAL Cos. requires the following information: 

            • Full property description
            • Previous year's year-end operation statement
            • Current Tax Bill
            • Terms of financing (if assumable)
            • Market information
            • Color photographs (including sales and rental comps)
            • Location map
            • Current rent roll
            • Recent year-to-date (YTD) detailed operating statement

Asset Age:                           We prefer developments from 1990 or newer, but we will consider older properties with quality construction and desirable location. 

Deal Structure and Size:           We will consider assuming existing financing or seller financing if the terms are favorable.  100 units or more.  We will consider acquisitions ranging from single assets to large property portfolios.  The minimum project size is approximately $5 million, but we will consider smaller transactions with a desirable location and with the possibility of redevelopment.

Primary Target Markets:                We are seeking tracts of land suitable for the development of affordable, middle-market, market-rate multifamily, student housing, and medical office projects within select markets.   

Asset Size:                            We typically seek development opportunities for communities of 200 units or more, but will consider smaller projects in select markets, such as urban infill locations or close proximity to campuses and major employers.   

                                                                In evaluating potential development sites, we generally seek infill sites of at least 3 acres and suburban sites of at least 10 acres. We also have the ability to add a retail development component and create unique mixed use developments.    

Deal Structure:                      The IDEAL Cos. invests directly, but will consider joint-venture structures with landowners on a case-by-case basis.
