
OVERVIEW
Acquisitions and
other investment activities on a principal basis are undertaken by
IDEAL Capital Holdings, LLC, it deals exclusively in the investment
and/or conversion of a variety of multi-family housing and medical
office buildings. We focus on creating added value to underperforming
properties through property refurbishment, added amenities and
repositioning with improved management. Our goal is to generate
returns for our investors while creating distinctive living enviroments
for our residents.
INVESTMENT STRATEGY
Our investment
strategy is to increase value by selectively sourcing unique
opportunities that are often "off market" properties. Our market
knowledge, financial resources and relationships we have
developed, enable us to act quickly on opportunities. By remaining
cognizant of the risk/reward equilibrium, we are able to maximize our
endeavors by tapping the potential of capital markets and to exploit
supply/demand imbalances within any market.
As a privately held company, we are able to efficiently and effectively review and close real estate investment transactions. Adding
value is essential to all IDEAL's acquisition transactions. Whether it
is overseeing a major renovation of a property's physical assets or
overhauling the leasing and management structure of a community, we are
committed to increasing the value of every property we acquire, thus
making it better than we found it. Our
focus is on properties requiring "value added" capital, management and
marketing supervision, as well as stabilized properties that offer
relatively low-risk long-term appreciation potential.
DUE DILIGENCE AND CLOSING
Timely
document production and contracting is one of the keys to successful
acquisitions. To accommodate these investment activities, we have a
team providing legal expertise, debt & equity sourcing, insurance
& risk management, project development, property sales &
marketing, and accounting consultants to provide the necessary support
of the acquisition process on our behalf. IDEAL Capital Holdings,
LLC conducts thorough and comprehensive due diligence for each
acquisition. Financial review, lease review, title/note review,
operational review, and physical inspections are all completed by our
team in a very timely fashion. IDEAL Property Management or one of its affiliates, then manages the property, depending on the type and location of the property.
We have excellent relationships with diverse lenders, which specialize in commercial finance, and maintain relationships enabling us quickly close on real estate acquisitions.
